I would love to be able to build some Air Parks in the beautiful forested areas up in Northern Arizona.Thanks for asking, it provides me a sounding board/sanity check of my ideas.

Winter months appear empty on most of the places I looked at, but that doesn't mean it won't start filling up.

@Michael Baum - agree that its a golden goose... thus the difficulty letting go... however I disagree that its not possible to find another when I've done it in 2 other locations... the last one was a condo I bought in 2021 for 250 and is now worth 650... and rents for 8-10k a month in the winter months... there's always opportunity for more!

Unfortunately she wanted an arm and a leg for the downtown commercial property and the country multi family had a driveway that was too steep for me to consider with our winters and was in a bad spot.

Also there are weather issues with Indiana winters and pipes possibly freezing, thunderstorms and hail damage2) Knowing how long to hold onto a property, 1031 exchange it to another property or DST, or in some cases sell it and pay the small capital gains tax (if any) to have less headache. 3) Underwriting the deal incorrectly (factors: local appreciation, rate of rental increase, economic growth, gentrification of area) and being overly optimistic (a renovated 100 year old home is still going to have problems).

I lived there for 1 year then moved out and started renting the house on Air BNB in the Summer and mid term rentals in the winter.

With the Midwest there are also winter issues and hail damage from thunderstorms that we don't deal with in California.
