All that being said, what looks good on paper often times might not be what it seems if you have issues finding quality tenants or are dealing with an extremely old building that requires a lot of maintenance/upkeep.

Then you'd likely put more weight on the comps from the 80's then the other two in the late 90's.  

I'm deploying soon and the house and land is too much upkeep for my wife with two little ones as well.

If you're thinking about moving into it in the future and having the family right there, that's a completely separate thing for you to weight versus just comparing strict investments.

Regular maintenance and upkeep on the house itself is not occurring.Your renter disregards the covenant rules as well as Jefferson County laws.

I would recommend having some weight and breed restrictions if you are renting out a smaller apartment/house. 

Id venture to guess that mh from the 70's are not worth jack squat and will need lots of up keep.

I don’t know your area of Florida, but here in Tampa a 4/2 is worth it’s weight in goal.
