I’m great with repairs but today I need to select paint theme for the units and colors are really hard for me.

Theirs lots of money out there and there figured out this vertical is a solid place to put it .We just noticed a company that took a commercial property public in NY.They specialize in crowd sourcing funds and place theme is our space with realizable returns Ahhh change .It will all be about keeping up and educating our investors on how they can/should compete as we see more and more of this .

Hi @Tyler Henry Orlando is a great option and really the theme parks make STR's very easy as long as you are in the right area(s).

If you are OK with losing it all, then we´d recommend you wait to get the umbrella and that you get it when you reach the "I cannot afford to lose this" point.

We will share that we have kept some tenants at under-market rates in the short run recognizing that we would raise their rates to market, over years, and that we´d eventually be made whole.

@Ryan Howell @Mike Szabo @Lindsay Green Some thoughts:I think we're seeing a theme, that owning an STR near a WNC downtown has a little more risk of regulatory complications.

The owner will want to kiss you and dance at your wedding but won't let it show.

She's closing next Wed on her new house so it's adding some additional stress to her move. 

I have no experience with lots and new-builds, so I am making this post to get ahead of any "unknown unknowns" that may bite me in the rear.The key theme is that I'm open to comments, concerns, alternate suggestions and insights from those who have done something similar to my scenario.

There is a professional grade kitchen on site, a bar, and the grounds are beautiful and have been used for weddings and other events in the past.
