I'll give you some tips on comping the rent, but comping the property value is a whole other ball of wax--I'd suggest talking to local appraisers and realtors about that.In most markets, you won't find many ADUs to comp against, but you will find plenty of 1 br apartments.

While I'm thinking about it (just finished installing 3 rooms of Allure)If you have any complicated cuts, slip some of the waxed paper that comes with the planks between the glue strips and then you can check to see if your cuts fit correctly without the glue strips sticking together.

I didn't read 26 posts, just say'n.....Do not try to be a helicopter landlord with rules that many dream up, they can bite you.When you lease a residence there are certain rights of use and quiet enjoyment ranted to the tenant, landlords often go too far trying to reduce their risks which are expected t be taken by a landlord.Silly example: No candles allowed!

If your bathrooms are bigger and will see it - Should definitely think about going with commercial grade/hospital grade LVP stuff they'd put in a grocery store or on the floor of a hospital wing if you've been to any to do marketing you should be familiar with what I'm talking about.One of my flooring suppliers pointed out to me that the High end commercial grade stuff does not have the "texture" that the residential pieces do - it maybe can detract from the look but there is a practical reason for it - with heavy foot traffic (wheel chairs & walkers) they will constantly catch the edges of the textured stuff and it will wear much quicker and unevenly - also will make it difficult to maintain as dirt/stuff can get ground into the crevices of the texture.mmmIf you want to see what wheel chair & walker traffic can do to a floor in short order I'd be glad to show you our place...ha - we have old school VCT floors in our hallways and everytime after we get it waxed/maintained it looks good for about 3 days then bam - gets a lot of marks on it again and begins to look dull quickly.

You just need to learn how to properly strip, wax, and buff back to that high gloss finish with a commercial power floor buffer and the correct cleaning/waxing products.

Draining the pool down the sewer system too fast created a “downdraft” that caused an upstairs toilet blow water past the wax ring.
