Few examples from the top of my head:Faucets -- I've seen people try to skimp on replacing a whole faucet by replacing a washer, which usually doesn't work, prolongs the problem and just creates more costs until they do replace the whole unit.Tile floors -- People try to do it without using a backer board, which eventually causes the tiles to pop.

For the past 2 months the seller/ seller agent has given us conflicting stories (without getting into to much detail) regarding leases for the current tenants, parts of the property included, appliances included (the seller indicated washers and dryers are included, but the current tenants claim that they are theirs).

I'd just go basic on the heating/air unit and have someone pick you up a decent commercial unit (something that would be installed at apts like Concord brand) at Washer Specialites near downtown or one of the supply houses in town or someone who can even sell you a used compressor for outside, and all new stuff inside etc.
