Why not allocate 4-5 markets and start marketing to local realtors for off market fixer-uppers.

A handy search bar in the upper right makes it easy to find previous discussions, blogs, podcasts, and other resources.

Here's an example I used many years ago:"I'm interested in a cheap fixer-upper single-family home under $100,000.

The other issue you have here, is you are trying to build tall, which means that there is a natural increase in cost simply for getting everything up to the upper floors because it is going to have to be hoisted up there with a telehandler or a crane.

Just closed on a 2 unit fixer upper in Orange County (actually hoarder house) complete with noncooperative tenant. 

We purchase in Upper Darby and Drexel Hill.

Once a tenant is in place for the basement unit I will move to rehabbing the upper 2 floors that I currently occupy.

There was 2 that have closed in the past 6 months. 1 was a fixer upper for 160K, the other sold for 220K that is similar.
