@Gerald W mcgee  I think the bigger threat to those that try to wholesale houses without buying them and or that don't purely assign contracts is the states cracking down on unlicensed activities as we are seeing in Ohio  and Florida etc .. especially those wholesalers that try to tie up listed properties and fail to perform... the RE agents get pretty miffed with this activity and it will only take a few to start filing complaints

@Waylon ThemerThat's a bummer.Maybe next time when a wholesaler sends you something you like just lookup the owner and push the wholesaler out of the way.I have never actually had any "wholesaler" or as I consider them "unlicensed brokers" approach me with anything worth looking into.

Explain completely and honestly to the seller what you are doing, avoid any actions that constitute unlicensed brokerage, and actually learn something about real estate, and no one will have any problem with you.Not even me, and I am as "anti-wholesaler" as it gets on this site.Is it possible to be completely honest with sellers about what you are doing?
