@Kaitlyn Curtis my understanding is that there is a specific tax for short-term rentals anywhere in Rhode Island, not just Providence specifically, that has been in place since 2015.I have been told, though I have not confirmed it, that AirBnB collects and pays this tax for you.

Any recommendations for insurance on a 3 family in Rhode Island ?

My potential tenants usually have bad credit, work minimum jobs or cash jobs and don't meet the income requirement but will complain about the unit not having an island, or no central air/garage, or a neon green bath tub (everything else was remodeled).  

Thanks Jay, I hope you and your family have a wonderful thanksgiving holiday weekend as well. when you watch it you will see the lady that took  them down was working on an Island in Clear Lake CA.. were my dad was a developer in the 60s and that island was the center of many land deals.. it could NEVER be developed but the lady had a dream and Remington just led her along.. big mistake

Should I start looking at properties outside of the islands?

The reason I was wondering about FHA is because we won’t be able to fund a 20% downpayment for a conventional loan for a house on Long Island.

Ie when you buy real estate portion is land, portion is improvements.

The lady lived in Marin county the project was in Lake Co CA  a little island called Indian island just off shore from the City of Clearlake. 

A flipper friend of mine bought a 3 family near long island city for 800k in 2015, it is now worth 2 million.
