That would put undesirables on notice not to rent from you, and reassure the desirables that it is safe for families.Price your STR as a "suite" with a bedroom and a sofa bed in the family room for the kids, and a small dining table with chairs.  

Hi All,  I own a number of rural properties of varies sizes and one of them is a very undesirable postage stamp size lot. 

stay away from downtown. mine is on the peripherals of downtown

If mortgage paydown is a big  deal your WHY is not so good.Without appreciation potential RE sucks.You just know things happen in rentals(NOT GOOD ONES- COSTLY ONES)  which make TK highly undesireable.

:)@Cody Evans the landlord pays common electric (assume the hallway lights and peripherals are on 24/7) but the units pay their own electric.

These areas have tons of crime, squatters, and any number of undesirable activities and nuisances. 

Rents are pretty high and I am seeing a lot of people rehabbing in what used to be undesirable neighborhoods.  

A bunch of cities in western WA have been very undesirable and have some of the worst crime stats around, but they are also the fastest rising home values/rents in the country right now.
