Negative cash flow can hurt even if it is tiny but it appears you getting nearly 15K$ appreciation a year. 

Hi Glenn,  If you have the cash for multiple properties then you need to spend a tiny bit of it and go BP PRO.  

Her household makes more, has more history, more stable, and also-- I love older people.

I have had a lot of success with single income families and single moms making a living slightly below the median household income.

Maybe the lot next to them is also available providing some flexibility.Some combination of the above items.We have a duplex in an expensive area (Far over $1M for a little tiny duplex - maybe 1100' total). 

If I were you, I would learn all sorts of things about personal finance and real estate investing, sure, but I would spend a lot of quality time (and money) on furthering my education and having a social life that includes going out on a lot of dates.Here's my reasoning: if you look at all the millionaire households in the USA, as of 2009 95% of them are headed up by a married couple or widow/widower.

With that many supposedly empty dwellings, you have no idea if the population declined that tiny amount because so many people are living between the cracks.Unless some affordable housing starts getting built somewhere in the USA in the near future, I see a lot of people landing here, not because they want to, but because they have no other choice at their price point (zero).

I could import a tiny home (mobile home) without issue but an actual house I had issues with.Any thoughts on this? 

He also randomly pointed to areas of "flaking" paint around the trim of the home and window trim on the second floor that were "too high up to test" so it must be "assumed that they have lead paint" and we needed to hire a de-leading contractor to scrape away and remove these random tiny spots of "flaking" paint.
