I would also get a fresh coat of paint on that wood siding and plant some nice shrubs and flowers along the entire width (under all the windows around the front of the house) and freshen up that landscaping - it is the very first thing people will see when they pull up.

I obviously need to get into the unit, probably put a coat of paint on at the least, and get it rented as soon as possible.  

And to what you said Bill, I advise everyone START with best quality PM they can find, and then LEARN, adopt, get things down where they can self-operate, ride that coat tail.

West coat marketing agents aligning with local rehab flippers . their fee's to sell this out of state property is quite a bit higher on a sub 100k deal.. they also do all the landholding that beginner buyers need/expect. 

You could do a buff and poly recoat (2 or 3 coats) yourself for under $100.

Sorry, but there isn't any easy way to sugar coat that. 

You might want to ask yourself whether the raise is greater than how much it would coat you if you had to hire a professional to fix things.

Thicker the better…and if it doesn’t have the padding underneath, you’re going to have to buy some underlayment anyway…
