I think that might primarily be because there is no income tax & because the insurance lobby OWNS the Texas Legislature and governor, thus by proxy...they own the Insurance Regulatory Commission.

Like someone mentioned, I really don't think it is the hotel industry lobbying, but more neighborhood and magazine-turned-vigilantes trolls that are looking to turn people in.

Systems like that are installed by people who do AV/home theater or companies that install security systems.

Unfortunately this lobby is is quite powerful, and little progress is made in that direction

Members of the board pay a lot of money, and those of involved with our associations put in a lot of volunteer time to do things like lobby on your behalf (You can thank us for getting you the 20% pass through deduction), create the contract forms, hear grievances, promote our industry and on and on.

.- 1031: you can get into any type of investment real estate, it doesn't have to be SFH or Multifamily, it can be a golf course, it can be a theater, commercial property, anything you choose as long as it is investment real estate.- Monetized Installment Sale might or might not be a good option.

If you build a marriot style hotel and only holiday inn is interested, now lobby finishes will not match corporate standards. 

Some real life examples from people I know ...burning a garage down to the ground, in a multi-family one guy robbing the other tenants/building/handymen, one guy getting arrested cause he was kicking his girlfriend in the face in the common area of an apartment building, squatters, drugs, stealing copper and electrical first time the house is vacant, not paying rent, evictions, homeless people sleeping in the lobby, smearing poop all over the house when they got evicted, flea infestation, sneaking bad aggressive dogs in...could go on but you get the picture.
