A few comments from my perspective (and after reading @Dan H. comments):I agree with Dan, and view this as a negative cash flow property as well, given that more than 20% down was necessary to make it work with what I suspect is a non-commercial 30 year note given the interest rate.

Plus, with it being just myself running my own business, and after reading up on how many cash buyers other wholesalers have put in their network to buy properties, that are also sole proprietors, I'm going to assume that having a huge cash buyer list is not really efficient at this point in the game.

Some local lenders familiar with Gainesville’s market (from what I’ve read in Bloomberg) like SunState Federal Credit Union and Ameris Bank have been mentioned favorably latley and might be a bit more flexible if they understand the repositioning story behind your property.
