Plus, they all push you into using their tenant application systems, which are equally frustrating. ...I could maybe forgive these issues if I got tons of leads from these sites, but I don't get many leads at all (especially considering the prominence of a site like Zillow).    ...all I want is a simple, streamlined, fast, easy to use site that produces lots of quality tenant applications, why is that so hard?   

For schools, Omaha has an excellent public school system and has multiple counties with nationally ranked high-schools.

If looking to scale flips and create systems around it to minimize your time and involvement, I'd highly recommend putting a team in place that can handle the day to day operations. 

As I'm new to Section 8, just trying to understand how it actually works, versus what we see on social media :) Lesson #1 - Nothing the government does makes sense and none of the employees have any idea what they are doing.

Maybe one day I can sell this system, but right now is for my use and under testing.

Once I have a strong system set up, I don't want to dedicate too much time to real estate, though.It's also important to note that I'm a US citizen who wants to invest in US real estate, but I live abroad.

Many people saved a lot on taxes utilizing those vehicles versus a Defined Contribution Plan like a 401(k).  

I think there's potentially a different feeling when you convert a personal residence to such an investment property versus purposefully buying an investment property. 

Though I am a small time landlord at present, I would like to develop a system for this move-out business.
