I would like to purchase but banks and hard money lenders I've spoke with so far are only lending up to 500k.

This does not read as though its a smart investment on the surface, and secondly, there isnt a lender I know of that will lend on renovations that exceed the purchase price, especially a renovation that is 2.3 times the purchase price.

There are some lenders who specialize in lending for double closes and will basically send you the money for a couple days but I personally haven't done this and don't know what the charge.

Another we work with will take a new deal that was $500k, they may lend full amountore but they would also need to cross collateralize as well on other assets that would have to be atleast 2-3x value of the property.  

Here are some recommendations: Local Banks and Credit Unions: They often have more flexible lending criteria and can offer competitive rates for investors.

if you want to see what is worth doing and what is not, look at what the successful investors or syndicators are doing.

There may be some restrictions on rentals in some of the MH parks, buying the MH's outright might be better than financing because there are some lending restrictions on older MH's.
