Make sure you build a team of your CORE 4 in whatever state you invest in such as getting a reliable realtor, contractor, property manager, and attorney.

These are very reliable buyers and they are experienced in renting and self-managing other properties, so it is all going very smoothly.  

It's the exact same argument as a person 1yr out of surgery saying "jeeze, look at this surgeon bill, if I wouldn't have had to pay a surgeon for my surgery I'd have saved a ton of $", than how'd you had the surgery done dummy!

That's why I'm intrigued by the reliable returns on notes, albeit lower.

.* Appraisers with lack of skill or motivation (due to their low fees received or charged) which deters them from doing the work required for an reliable valuation.* Residential properties (2-4 units) are mainly valued by sold comps and not with the income approach, since these properties are typically not purchased for their income potential exclusively.* adu/jadu's add contributory value to the property as a whole, which may or may not = the cost to build them.

Not looking for free advice, but reliable advice and an ongoing relationship as we travel this path. 

This involves finding a reliable contractor, a property manager and a real estate agent who specializes in investment properties in the area.

I agree that having comps from a realtor/agent with MLS access provides the most accurate and reliable data.I understand the importance of vetting potential partners for their capital, project management experience, and access to reliable contractors.
