Go to court, have your attorney see about transferring it to superior court where they will need to get an attorney and spend some money.

There are people - even right here on BP - who think that they should tear people down so that they are perceived to be superior. 

If your local law allows it, see what everyone else is doing and go by the norm. 3 months rent is a substantial amount for some, but really helps ensure the financial quality of a tenant.Sometimes I have immigrants who apply who work their tails off and can't afford the 3 months up front.

You could even define quality metrics for some of these tasks to avoid a party doing subpar work (e.g., all guest questions must be answered within X hours/days).OWNER USE: What if one party wants to use the property during the highest demand time? 

If one unit is superior you could then charge more.
