If you are able to find deals where the numbers work, I am sure you will be successful.

that may work for others, but i don't have enough capital to do that, and the returns are in the tougher strategies (like STR - i didn't look at your other posts, but if you are successful in STR, that's great.)

If you're looking to do value-added deals out of state, you're decreasing the chances of having a successful experience.
