By having an LLC doesn't the IRS view these income streams separately so I'm now getting taxed on the $25k on it's own then the $70k on it's own rather than $95k altogether?

Also, I travel a lot in my primary profession so I have no issue with vacating my condo and finding another living situation (maybe a small apartment) if I'm able to develop a passive income stream by doing so.

Agree with @Thomas S. and @Joe Villeneuve : Extracting the equity to redeploy into either a new asset class or a diversifying RE income stream would mitigate the risk of that equity evaporating due to market conditions.
