People staying for 30-90 days are a completely different customers than someone in a years lease. 

Instead of 100% stock may be put 20% in real estate.As everyone correctly says Real estate is 4X leveraged return but you pay 5% per year to stay invested.

Hard Money will fund 90% of the purchase price and 100% of the rehab on a draw schedule. 

I’d stay away from all of the people around the Multifamily Mindset they are like vultures preying on students to use them for free labor and family and friends money.

I've head from others who went this route and had to pay before delivery which caused strain on capital because they couldn't complete draws in the same manner as stick built construction.
