If the tenants is on month-to-month, send him/her a lease termination notice and give 30 days to vacateEssentially it should be spelled out in your lease

The fee might be spelled out in there.The sellers side usually covers the commission but it's not always the case.You could have a buyer broker agreement stating the broker gets 3 percent and if the listing side only pays 2 co-op to the buyer broker you are liable for the other 1 percent.There is no standard commission.I can tell you though on average I see 6 to 7% and on some commercial and land listings up to 10 percent.

It very well may be, I don't know how else to describe them, dumb, stupid, lacking of intelligent thought, sub par intelegence all are "derogatory" in some form in my book so it really doesn't matter how you slice it, I'm no genius either so I don't mean to sound like I know it all either as i cant spell to save my life.
