There's all sorts of advocates and motivational speakers for MLM and REI both who try to convince you that hard work and a positive attitude are a sure path to dreams, wealth, and riches. 

I actually attended a richdad conference once and the speaker was also a retired CPA that had the exact same light bulb moment you did.

I have done well for a year or so, then last three months, have been basically dead, except for a few leads that didn't pan out for reasons not relevant here.QUESTION- Over the past few months I have had alot of "suspicious" seeming leads- people with no reviews, who just joined, clearly not english speakers- many of whom have the same "pitch", making me think they might be bots of some sort.

For example, I was at a networking event where the guest speaker was the owner and live-in manager of a decent-size apartment complex.

Make sure its held in a nice place and you have some snacks or a guest speaker. 

OOS investors except some we have meet at meetups in the Bay Area were I was a guest speaker and we liked.. the others we refer to agents in her office. 

Having a designated speaker for each with a good topic/slideshow, making time for a networking portion of the meetup, and having snacks/drinks accessible are all great ways to insure recurring attendance.
