I wouldve had about 8k in the deal including EVERYTHING (repairs,utilities, holding time, taxes, transportation costs, contingency etc) but i felt putting in 8k and selling for 12.5k (350/mo @16%, 48 mos) wasn't a wonderful return. 12.5k sales price was with repaired walls, new HVAC system, new paint, but not replacing flooring and several soft spots in subfloor.

He should walk the roof to check for soft spots, not just view from ground, etc.To answer the title question, I would gladly pay $400 for the detailed inspection rather than $200 for someone to test the dishwasher and flush the toilets.

i bought all of them, and mixed with buckets of cheap white paint to make nice soft lavenders and other colors...i had home depot intall the carpet and i threw a granite slab in..i even bought the appliances off of craigslist..i laid down some floating laminate in the kitchen and tile for the 2 baths...i spent maybe 2 or 3 days cleaning the place as well!

The ceiling has a section that is about 3 ft x 3 ft that is sinking, soft and generally you can see that there has been water damage.

not to sound negative, but you should first start.... get 9, make lots of money, then start thinking about the soft ceiling.you never know... you might hate it before you get to 2. or you might love it and buy the 10th cash, so you avoid the ceiling.

Your arguments to the contrary, or soft back pedaling, make you look inexperienced, unknowledgeable and just plain ridiculous.The reason private lenders do not want to lend on owner occupied homes is that those loans must comply with the SAFE act, resulting in burdensome regulations, increased costs, and greatly increased risks of litigation.
