I would suggest finding those who are doing direct mail to note owners and get assets they can't afford.

I have done quite a few different things, one of the best to find out who is doing the most volume is go onto good and search for the "we buy houses companies" in the area you are looking to invest.

It's another to do so in a way that makes a new investor feel bad.

I do not do any flat rate to the tenants I just bake it into the rent! 

If you were going to just do a remodel like a flip and not add living space I would say that would not get you more money.
