In the short term, it will be more painful though.Personally, I'm not a fan of enabling bad tenant behavior and in life you get what you tolerate.

I’m not arguing the necessity, or the fairness, or the justification of taxation, consumer protection, civil rights, etc, just stating the effect is distortion in the market.But, as I stated the taxation of a 0 - 20% rate on capital gains (ok 3.8% - 23.8%) is not only very low by the standards of the last 84 years, but also preferential to the marginal rates on earned income, investment income, and short term capital gains.

My plan is to add 2 - 6 shipping container type of small houses and an above ground pool at some point to make at least a section of the property short/mid term rentals.

This has recently been causing a lot of people to go towards renting (no equity/wealth building, but more advantageous financially in the short run according to recent articles.)

Bingo: you will get to see all your competitors, their pictures, their amenities, their descriptions and their PRICING.

At that point in time, we can just list the property and sell it. we have long-term capital gains rather than short-term capital gains, we would have probably experienced some appreciation during that time.

The short answer is being a middleman between a buyer and seller and you keep the difference in price.
