This intermediary model is fine for investments that are pretty singular and static in nature, but can be problematic for more time sensitive and transaction intensive assets such as rental property.A Checkbook IRA LLC starts with such a custodian held IRA, but the IRA makes a single investment into a specially formed LLC. 

Due to distance from job centers, both would be a lot more sensitive to economic movements.

I didn't look into why the judge made their decision, but especially due to the case being seen in California, they were probably trying to satisfy the recent political environment of sensitivity towards discrimination.

I am not an investor, nor seeking partner but my experiences with bringing new technology to the market place requires similar due diligence and when my name associates itself with it, I'm very sensitive to not only the product but the ability to produce it. 

A factor to consider is a flip is time sensitive, so if I do the work and it takes me 3 times as long because this is not my primary job, a contractor with a crew can have it done in 2 days, you can sell and move to the next one much quicker.If you do the work in the beginning you also learn about construction and just what it means to "redo" the bathroom or kitchen. 

There are a lot of people in this business that say they are cash buyers when they really aren't so agents are sensitive to that.

However, maybe I have a sensitive nose, but I feel like I can still smell it.

You have to be particularly sensitive to proportions, and the construction details are much more important (trim, flashing, transitions between materials, etc).
