We (my wife and I) have been at it for a few years - self managing mid and short term rentals.

Hi Rae,I know programs for 10% down for first timers but 0% down would be pretty difficult.

As a PM I can justify the cost of this software, if I was self managing 1-2 units I likely would not. 

Do you self-manage?

I have had thoughts and considerations of doing such a thing for some time but wondered would it be something worth doing, as in people would use it, find value in it, enough to offset the time and investment of self into creating and maintaining it. 

I’d be willing to pay for them to sign up as I think it would help with on-time rent payment.

As long as you have the self discipline to not raid that reserve for fun and pleasure, go for it.
