I am getting started in wholesaling and I see COVID-19 as an opportunity to find and reach motivated sellers with everybody inside their homes and perhaps facing financial strain.

I searched for a location that had a demand for housing (vacancies are a strain) and where the monthly expenses were lower than the income. 

During these current and unprecedented economic conditions, nearly all businesses have suffered some sort of financial strain, however, I'm here to tell you that it doesn't have to be that way.We've all heard the mantra before: "keep 3-6 months in reserves". 

This entire situation has put more strain than i'd like on my family.

This will certainly cause near-term financial strain for the operators of these mainly franchise-owned service businesses and their landlords.

That being said I really want to focus on figuring out how to systematically resolve conflicts in a way that doesnt put too much strain on our business relationship and helps us keep moving in the right direction.

Far more likely to find individuals who are not prepared for this strain on cash flow and those individuals that over-stretch financially and are beginning to feel the pangs of being a landlord.  

VA/FHA combo rotation is ridiculously powerful if you don't have to pay the VA funding fee and don't mind moving.

Yes, we had two deals under contract before the fecal matter hit the rotating blades.

That's certainly going to strain your relationship even more.For me the real question becomes what happens if they contract the virus and then can't pay or ask for a break on rent?
