The scenario you described is akin to playing the role of a lender and paying yourself the loan percentage—investors pay themselves much like how a bank or private hard money lending institution would handle it. 

What skills have proven to be most crucial in this role?

Franchising played a huge role and many people became proud owners of McDonalds. 

You will pay them for their expertise, but with such a high price tag, I don't know that I would take the role of GC myself and hire my own subs. 

That does not mean that they always exercise that right.

But as started, clearly you're happy to be in the arrogantly-ignorant club, fly that flag, wear the jacket, and by all means exercise your freedoms to do so.
