If it were me I would probably rip off the bandaid on this one and start fresh. 

All the carpets are ripped out and the old wood subfloors are exposed (i suspect that is where the majority of the smell comes from).

The walls had massive holes where all the electric wiring and copper had been ripped out.

You may not see water pouring in, but if you ripped the walls open you would probably see the damage.

The cleaning guy did all that.He ripped up the carpet that was most affected, sprayed biocide, and told me he would have to come back the next day to take out more carpet, do more disinfecting and put in an 'airscrubber'.There were heavy prescription drugs all over the place in the girlfriend's name. 

Ok so you have a owner ripping rents then.. 

sometimes the tenant does get shafted the owner is just ripping rents tenant has no idea whats going on.. this is why the law changed so that those with a valid lease could not be evicted..

I’ll never spend money on this type of coaching but I have thought about going back to these events and just telling people about BP and basically explain how these things are almost always a rip off.What do you think?

I would write a letter explaining your numbers, and how you’re not trying to rip him off, but based on your numbers, this is a fair price.
