But, since its a second, a foreclosure would result in you getting it subject to the first.If you had done a deal to buy the property, either via a short sale or a subject to, and then tried to go after the sellers to pay you off on the note they owe you, you would be subject to some righteous indignation from the sellers.

Why does everyone have a problem with this, wholesalers work on behalf of the buyer is no different than when an agent double dips and gets both sides of the commission.as a matter of fact while they're trying to act like the real estate agent is so righteous and only acts on behalf of what's best for the seller as soon as you offer for them to represent you both as the buyer and the seller when you double close. 10 times out of 10 the agent will push the wholesalers deal because they will get double the commission verses if they take the higher deal the agent himself will get lower commission so how is that for acting in the seller's best interest?

If you look at where my husband and I live we have multiple military bases (Naval Station Norfolk, Naval Support Activity Norfolk, Naval Amphibious Base Little Creek, Fort Story, Naval Air Station Oceanna, Damneck Training Facility, Naval Support Activity Southwest, Norfok Naval shipyard, Naval Medical Center Portsmouth, DOD Complex Suffolk, Fort Monroe, Langley Air Force Base, Fort Eustis, and Naval Weapons Station Yorktown) where we have a constant turn over.
