Operationally, it's easier in multifamily and you'll have cost-saving opportunities as well when it comes to certain expenses.

To be real - If I didnt have the reserves I would've likely painted and done bare min to get it re rented until I saved up for next vacancy

Northern NJ is not the best place for retirement but it is a great place to raise a family due to the great schools and for those needing easy access to NYC.

Doing it in December will not save you any taxes anyway.
