Investors that close on a property and just hand it off to their PM without any oversight many times doesn't yield the expected result.

Now it has CA code that protects them from jurisdictions that could advocate for their removal which would result in less safe units being available.It is an interesting dilemma especially if after the initial law they pass a subsequent law extending the dates.  

The water test results came back good so at this point in time we didn't do the repair.We were nervous in talking with tenants about this issue and thought it might detour people from wanting to rent the property. 

You may not have to jump through the hoops you have been jumping through to get the results you want. 

I think a JV agreement could accomplish the same results with less risk.

I also got involved with a builder in Florida who has yet to produce the first of three houses they're contracted to build, which was a major hit to my available funds as well, setting me further behind.I also figured if I fell a little behind in saving (18 months instead of 12 months for example), I'd still be making progress.

Their training and data analysis does seem systematic and likely to yield good results based on my hour-long call. 

Both land investing and multifamily are great but what's best for you is more important.Land has no cashflow and is speculating imo too so personally it doesn't fit my investment thesis of buying property that produces cashflow.

The numbers don't make sense to me, based on their descriptions.The most dubious is "First page search impression rate"Airbnb defines it as the percentage of time your listing shows up in the top 10 results when a guest searches for a location/date.I have 30 listings in a market with 20,000+ homes available, and they all have a "First page search impression rate" of 40-60%.
