Turnkey just means you're buying properties that are rent ready and need no rehab (i.e. on day one you're ready to turn the key and move in).

I agree that there are ways but 1) rent ready without value add will be huge cash negative with realistic expense estimates 2) most single unit ADU additions cost more than the value added.  

If not, buying a turnkey, rent-ready property could be a better first bet.

If you play your cards right, you can have the permit submission package ready for submission the week after Closing.

I’m getting ready to apply to  HELOC on my primary.

I'd start getting ready now or consider exit strategies.

The last two cities I did see move in ready SFHs listed for around $650,000 to $700,000 in 2022 or early 2023.
