There is higher risk and you'll have to go with a bridge loan but when you refinance you can pull money out of the property just like a traditional BRRRR.As Michael pointed out, you don't necessarily have to wait 3 years to pull out equity, but you will need to find lenders who will allow you to pull it out quicker.
