If done right most of these gains are tax-free- $40K in equity capture (profit) with $20K out of pocket and 13% cash on cash thereafter (300%+ returns)- $24K of equity capture with $32K out of pocket and 36% cash on cash returns thereafter (75%+ returns)- $41K of equity capture with $27K out of pocket and 12% cash on cash returns thereafter (150%+ returns)None of the above numbers include loan pay-down or appreciation.

Your value is, to provide sellers that don't want to list, with a way to get cash for their house and provide buyers with discounted off-market properties they can buy to make a profit on.I am not saying it is not possible to wholesale from the MLS, but it seriously defeats the purpose.Focus on becoming the person/company that offers the most and best value and you will succeed.

Make sure the numbers so that if you put in 60k to 70k you're getting some sort of annual net profit so you aren't having to feed the investment.

The price to build is not linear so the bigger the house that can be built the greater the profit per SF.

That being said WE CHOSE TO DO THIS. so to the 2 so called "investors" who are here trying to slander us claiming we are "scamming them" or trying to convince them to buy a property under these conditions.....thats false as none of this is necessary to wholesale a deal and make profit......Over half of these investors arent even familiar with what wholesaling even is and so when they get upset about something that has to do with their property....because we offer to help them out....they immediately point the finger at us as if whatever happens to their property is somehow our fault.
