As noted above, up to 50% of gross rental income normally gets eaten up by expenses (taxes, management fees, utilities, landscaping, repairs, capex, etc).

MTR brought in 75% of the gross and more of the net due to lower cleaning fees for turning over the STR.For gross numbers we brought in about 1.2% of the ARV value in monthly rent this year which is decent based on the rules of thumb at least. 

Although I probably get killed on transaction fees which is part of why I am not pulling the trigger (along with lack of time to execute well).There are games you can play for increasing your returns in the stock market (sector rotations, rebalancing, being a good company picker) but you lack operational control. 

I hope to use private capital to fund the entry fees in second position.  

I know they are crazy guest friendly but this seems over the top.Guest didn't deny it....responded with "I payed the cleaning fee, why would I clean up?"

Unlike our real estate investment, there weren’t hefty transfer fees involved in either the purchase or sale.

I don't see insurance companies pulling out of the STR market across the board. 

Once you have those ducks in a row then you can start thinking about pulling money out and buying other investments.

That said, I've seen many of these carriers are pulling away from habitation exposures (non-renewing a good portion of that business).
