I normally wouldn't recommend renting to family and friends but if you're not getting any good applicants from your ad then marketing this to your personal network could be the best way to deliver the value proposition of why it is worth more than surrounding rentals.

I suspect they did other stuff too, but that seemed to be their primary value proposition.Much of the industry transitioned over the years to include additional value propositions like improved marketing plans (3D tours, single home websites) and some highly specialized knowledge about the local market and how transactions occur in their local marketplace.

I did talk to a few BP tax pros and most of them either did not want to pursue the relationship due to fear of the international agricultural investment and being unsure of foreign taxation (which I didn’t think would be a big deal) or asked for my previous tax return info and were unable to articulate their value proposition and how they could help me.
