yes can definitely replace just the bathtub but i would do the surround as well . since its leaking would want to see what the condition is below . very important as water damage can produce mold 

And let's be smart, would ya rather go where every a-hole from around the country is going to produce more rental inventory, or operate where supply is still insanely constrained?

I suspect s&p will often out produce the return of RE that is purchased unleveraged and without a value add.

I would connect with some local realtors and have them produce reports for you with some data out of the MLS . the filters are super efficient
