John ThedfordA Life Estate in its usual form has a deed from the parent to the child, with the reservation of a Life Estate for the parent.I'm not an accountant and am not pretending to be one, but it would seem to me that the deed transfer was be considered a sale for tax purposes.

.), don't have Internet, or don't know what that thing with the keyboard is.What I have done before is that I call them, sit at the computer and use a second email address pretending to be the applicant, then over the phone I ask them the security questions.On the other hand, a credit report has never been a deciding factor, usually the application got killed before, either because of the criminal history or incomplete applications where nothing makes sense.I think in neighborhoods where having been in jail is not a status symbol the credit report is more important.

I was hoping some reputable HML in each geographic area would chime in on best practices and market conditions and rates.were you see the folks getting sucked into they pump and dump pretend lenders is the bait and switch of rates that mirror FHA or conventional full doc lending ... and they are touted as private or HML and we know that NO HML company can loan money at 5 to 7% and stay In business.
