It's not just about agreeing on the numbers, you also have to figure out things like: - Financing terms (what rate, duration, amortization schedule)- Balloon payments (sellers typically will require 5yr balloon payment, expectation is you would refinance into conventional financing before then)- Renewal options on above (sometimes sellers can provide another 5 year option to keep seller financing amortization schedule, they can charge a premium for this etc.) - And much more. 

Some sponsors sell to REITs that may pay a premium, others may have different relationships/strategies for exits.

I get that there should be some premium for a running business relative to SFH comps, but what is reasonable, recognizing that resale won't necessarily have only STR seekers interested?

I know it's probably nothing for a long term tenant but this particular unit will be short term only and would imagine people pay a premium for the experience.

This means you don't have to pay a premium for a plumber to come out last minute. 

Seems like expensive insurance to me, and if the tenant is already planning to re-up, then it's definitely not worth the premium.

Balancing space and amenities is key, and investing in high-quality finishes can justify premium rental rates.

Talk to a couple agents and see what items on those list you can improve to save on your insurance premiums. 

My main reason for investing in the premium BP membership was to access the calculators for quicker analyses, but I know how to reproduce the results in Excel fairly easily.
