I figured I could set up a PA LLC and either have the money directly transferred for payment during settlement or gifted to me to make payment.

Once you pass the $50,000 in principal payments from financing you are then taxed at that.Personally unless the property cannot be financed by a bank, seller finance is not your best friend (especially in Pennsylvania where it can cost $10k to foreclose on someone and take over a year).

Thanks in advance for your insights Yes, to  manage property for others in PA you need to be a real estate brokerage OR you need to be the owner's W2 employee.
