I think the first step would be to contact a lender and figure out our best options moving forward.

Homewrite is seems like it could be a good option.

One option is to buy the home and pay them out in installments rather than taking out a bank loan right away.

Might be time to have a conversation about expectations—or consider other options if he’s not the right fit.

@Max Bellino For smaller properties like your 2–4 unit multifamily buildings, an online cost segregation study is a quicker and more cost-effective option, providing sufficient accuracy for straightforward properties.

Seems to me my options are...SELL - If I were to put it on the market I think I could reasonably get $2.8M - $3M, but at a 2.9M sale price my return on my initial investment is only 38%, or 7.6% a year over the 5 years.

So just weighing options when I do purchase in a month or so. 

Example; I am invested in a fund that does active option plays on Tesla.
