Open carry is stupid in my opinion.

I make sure to be there when the appraiser is visiting the home and print out data on appreciation rates and comps and give him/her a personal opinion on where we believe the home should be appraised at.

In my opinion, if you’re new to this, find an experienced investor/flipper and partner with them.

After reading this thread, a few comments come to mind over this common A or B decision.Without knowing how much it is (no need to say) makes my advice (or more accurately, my opinion) more general in nature but here it goes:Lending has very little to no tax shelters whereas buy and hold does.

Hi - This was partially answered on one of the BP Podcasts recently, but I was curious to get a few opinions. 

An appraisal is an opinion of value and that opinion could be off. 

Once I got over the idea of giving up my low rate, it made a ton of sense.In my opinion, letting the equity just sit there isn’t justified by holding onto a low rate.

I recommend seeking a few opinions on this matter before getting into contract and wasting your time.
