I am playing with a lot of ideas and would love to hear as many opinions as possible.

Yall will get away with that crap on this earth, least y'all not forget the ultimate authority NO ONE can escape from, my opinion but I kinda think he'd frown on that behavior.

@Will ReedGet a second opinion from another company (one that just does cleaning and scoping not repairs as the companies that also do repairs tend to recommend repairs).

For my clients, in every city I am set-up in I have an agent who pulls all the comps and writes up an opinion on the value based on size, area, finishes, market. 

Because of the difference in opinion, I decided to bring out the engineer, and he's actually saying piering isn't necessary at this point.  

Any opinions on this?  

Also, I personally wouldnt cash out refi right now just because the interest rates are high but thats just my opinion and it really just depends on the numbers if you want to make a calculated decision.

3) It's been 5+ years since we've seen a S8 tenant lose their voucher for property damages, not paying their portion of the rent or utilities, or other lease violations (letting others move in with them).It's our opinion that #2 & #3 above are caused by overworked caseworkers not having the time to process the extra required paperwork, so they take the path of least resistance.4) S8 needs someone at the federal level to put more of the program online and streamline the process!

You should research it and establish your own opinions but as a new investor it's a lot of work.
