You are only really assessing based on CAP rate which tells me you are only looking online and assuming their CAPs are correct.

@Ian M.For the owners hiding behind the bare trust agreements, you can pull up their names by doing an online search for "David Baines: Real estate investors settle class-action lawsuit" Mr Baines before he retired was a business columnist for the largest newspaper in British Columbia, the Vancouver Sun.In this article you can see the payment the defendants (who I am talking about) had to pay out to the plaintiffs.

You might be able to find a lot of this info online, on YouTube, here, etc and piece it together however as a busy professional I didn't have the time personally to try and fail - nothing wrong about choosing that path however I knew I didn't have time and I was in peace with hiring a coach to help me through my first deal, 8k is affordable in comparison with the 30,40,50k programs out there.

This probably sounds a little like wholesaling or being a Realtor, and it is.If you don't want to spend $1,000's to build this out and take on the associated tasks, there are other, more cost effective, options.I'd recommend looking for potential deals via free (or low-cost sources) i.e. local meetups/networking, Courts (probate & lis pendens lists), Realtors, Wholesalers, properties for sale online (especially those with 90+ days on market), etc.All the best!

If you win, they want you to win and they will set you up to bid high and fail.If you are talking about online actions, those come with a 5-10 percent buyer premium and often get ghost bid up and relisted until it hits their reserve.
