Louis, MO.I have a question that I was hoping the BP community could help with: I was wondering if anybody could point me in the direction of a nice, clean, and easy to use accounting spreadsheet template (or something of that nature) for real estate investing book-keeping?

Plus many hotels in the more nature-y places have non-refundable policies in place anyway and their rates are just as high.

I cant find the old ones, perhaps because those listings expired or vague in nature. 

Greater Sarasota County allows 30+ rentals, but nothing shorter.Lakewood Ranch was "up and coming" in 2004 and is a great master planned community but probably is not ideal for STR as there is no natural draw. 

The biggest of all, which you can't buy, is being super organized and be a natural problem solver.

Obviously, if the tenants fail to timely pay rent, you can enforce their obligations with a notice to pay.Your question is legal in nature, so I recommend that you consult your landlord or FHA attorney in your state about it.
