@Sam Leon Water dispersion is one of the characteristics of a Green Roof ;-)  It is quite possible the compost on your roof, and the matter growing in it, was masking the leaks.Termites are something with which we thankfully do not have to deal up here ... yet {I hear they are in parts of Maine now, so it will just be a matter of time and a couple of mild winters before they find the tasty old Second Empire, Queen Anne, Victorian .... buffet which awaits.

Great question I like cashflow and EQUITY with the possibility of mild appreciation.

I've pondered getting multiple washers and or dryers for the unit or just one super unit that will speed it up for them.I've been able to make their life easier by creating a checklist and color coordinating the sheets to each room, but a choke point usually ends up being the dryer and washer itself.Based on a google search the average cost is around 1.50cents per wash and dry for a load of laundry including the detergent, going off the average bookings I have for just one of my vacation rentals I have around 65 bookings each year, with each turnover requiring around 4 loads of laundry to be washed that's $6.00 in just electric costs, not including the dryer.

The snow, and cold winters ware on a house much more than the mild weather in a place like NC or Texas.

It gets hot as Hades in the summer, but the winters are mild.  

@Jay Hinrichs is pretty damn mild mannered on this site IMO.  

The position has a mild focus towards economic development in the downtown area.

It's now an equally unfriendly, expensive but mildly successful Pizza Joint surrounded by the same. 

C21 has a property management department, something I'm mildly interested in, KW does not.It's hard to tell which one I would make more money at. 

I come from the retail and finance world with experience in mild home renovations which lead me to wanting to become an real estate investor.
