The big wholesalers in my area are indeed medium to big companies.

The entire concept of this should not dissuade you from investing in a certain state, and is typically only a problem in small and medium sized cities.Hope this helps.

We feel like we could use this as a downpayment on a medium sized multi unit or to simply pay cash for a smaller one.

i think if investors BEFORE they bought properties that require  medium to heavy managment they should definetly sort out their style of management and sourcefrom what i reading is people are basically tired of bad tenants and other minor thing such as up keep.but if u did a bit of footwork and got yourself some good solid tenants that are trustworthy and would treat your property nice i dont see a problem.. having a residental rent collector and your good tenants and your own contracted mainence is pretty much it..good footwork is always valuable all the time ..people need rental homes just as much as people need owned homes

You should be able to get a tenant at the $900 rent if you live in a medium/big city and the property is in a decent location. 

Have complementary skillsets and spell everything out in writing.I think folks just need to understand that buying rental properties is a business small medium or large... same principals apply like what your talking about.. just because in the US our lenders allow for this aggressive leverage situations for inexperienced investors does not mean one should just go hog wild  when they start..

Thats correct it wont have wheels , but its approx the same width  and length .  

i don't know why others said that, but I would consider it a happy medium of  risk vs return.

@Delsean Barrowi have since bought the home and it has a lot of medium sized DIY projects.

When I called the local police dept to verify all they would tell me was it was medium crime area-owner put it on the market 3 times in the last 3 years and took it off.
