The foreclosures can come with a lot of risk, mostly because there's no standardization with them so you' have to investigate every single property very thoroughly to know exactly what you're getting.

Better deals have lots of company.Suggest you to investigate, inspect and carefully evaluate if it is for you as a strong buyer.

Are you prepared to investigate where your tenant works and/or holds bank accounts so you can start a garnishment? 

You will need to investigate the impact on financing if you go the LLC route. 

I had lengthy interviews with the investigator and you simply cant advertise property you don't own.. or do deals for the expectation of compensation in our state.. so you cant make these blanket statements.. at least to these beginners on BP.. who you know the definition of wholesaling 99% of the time is to simply make assignment fee's IE commissions..   

In our initial investigation we determined that we didn't want to invest locally since we live in a economically depressed area with limited employers, so we did the easiest thing and bought a turn-key property in Birmingham.

During my investigation, I learned that the zoning had changed and you are no longer allowed to bring in new homes, even if the old ones were destroyed.  

I have hired private investigators as well to find people.
